Are you aware of the many robberies, rapes, and murders in inner-city Akron around the University of Akron? Is that REALLY where you want to live?! Why not try a SAFE suburb of Akron--beautiful Portage Lakes, which is about 15 to 20 minutes from campus? This is in a quiet, safe neighborhood, & the landlord lives right next door, so only SERIOUS students will be accepted--NO "PARTIERS!"
Gorgeous unfurnished home for rent! 3 bedrooms (or 2 bedrooms & 1 office), 1 bathroom. $900 mo. plus $900 security deposit plus utilities (which will be low, because house is well insulated & has 5 new windows & new doors). Price MAY be negotiable ($50 per month off rent!) IF you're an excellent tenant(s) with excellent references & are willing to do some painting and landscaping. 864 sq. ft. on 1st floor + 452 sq. ft. on 2nd floor = 1316 sq. ft. + 636 sq. ft. in basement = 1952 sq. ft. total (see room-by-room details below), plus large deck (12 1/2 ft. X 17 1/2 ft.) on back of house. Coventry school district.

I've spent about $70,000 on remodeling, updates, repairs, etc.! Come & see! Excellent landlord with beautiful home looking for great tenant(s) who want to stay for many years!
New roof (insulated). New siding on fronts of house & garage. New steps to front & side doors, new front sidewalk. All outside window & door trim recently painted. Small front yard, long side yard (a perfect spot to put in a fish pond, if tenants desire to!), & small back yard (so not much mowing for tenants!). Huge deck (17 1/2 ft. X 12 1/2 ft.)on back of house with new motion-detector security light & 2 deck chairs provided by landlord has view of water (house is NOT "on the water" but water is about 0.1 mile away from house) when neighbor's trees (which need trimmed!) don't have leaves on them (they're very nice people, & may be willing to let you trim them so you can have an unobstructed view of the water). Lots of beautiful flowering bushes (Honeysuckle, Forsythia, Weigla, Bridal Veil, etc.) & trees, & plenty of room to plant flowers (some hostas; & I just bought--haven't planted yet--2 red azaleas, raspberry & blackberry bushes, & strawberry plants)!
1 1/2 car garage with plenty of storage space has new roof, new siding on front, new back wall with new window, automatic garage door opener, new garage door, & new "man door." Long (but narrow--goes between house & fence that separates my driveway from rental's driveway) gravel driveway (room for 5 cars if you park them bumper-to-bumper). 2 garbage cans provided.
New well (May 2009), so you don't have to pay for water, but you do have to pay for sewer (bill comes quarterly to landlord--currently about $165, so landlord collects $55 per month from tenants & holds money in escrow to pay when bill comes).
3 new doors (front, side, & back) with a different doorbell ring at each door. New steel door at side of house (with new motion-detector security light) goes up 2 steps to bedroom (or could be used as office) or down new stairs (new drywall & insulation on stairway) to dry basement (something very important in Portage Lakes!) painted white, with washer (provided) & dryer (NOT provided) hook-ups (both electric & gas), new gas hot water heater with turn-off dial (to save money!), 2 new "hopper" windows (they tilt in so you can get fresh air as well as sunshine!), lots of storage shelves, & large work table for doing hobbies or other projects. Main room is 21 ft. X 24 ft. (minus stairs), & small room in back is 5 1/2 ft. X 24 ft. New energy-efficient electric heat pump with Space Guard High Efficiency Air Cleaner (filters out 99% of the pollen & dust in the air!) & Aprilaire Humidifier (puts humidity into the air during the winter to make you feel more comfortable--you can keep the heat lower, your sinuses don't dry out & you're not as susceptible to colds, no static electricity shocks, & your wooden furniture doesn't dry out & warp!) & central air conditioner with dehumidifier (you feel more comfortable in the summer when the humidity is lower). Trees around house & insullation & 3 ceiling fans keep house comfortable so you don't have to turn on the air conditioner very often. (In order to keep special electric discount rate, electric bill must stay in landlord's name; so landlord gives copy of bill to tenants who then pay landlord who then pays Ohio Edison.)
All new plumbing, & 2 outside faucets. New wiring. Curtains & blinds & window seat cushions furnished.
New front storm door (& wooden door painted white) opens to enclosed front porch (7 1/2 ft. X 24 ft.) painted white (floor too), with cable hook-up, & carpet runner to door that opens to large L-shaped living-dining room area (21 ft. X 18 ft., minus stairs to second floor & 1st floor bedroom/office--see next paragraph) with new Pergo floor, new wiring, new ceiling with 3 new fan lights, beautiful wood-paneled walls with new crown molding, cable hook-up, & dining room window seat (a perfect spot to watch birds & squirrels!).
Off to left side is 1st floor bedroom (9 1/2 ft. X 10 1/2 ft.) (or could be excellent office--has cable hook-up, but no closets) with real (recently refinished) wood floor, beautiful new "knotty cedar" paneling, crown molding, new window, completely insulated, new wiring & lots of outlets, new ceiling with new fan light, door to steps to basement.
Behind dining room is kitchen (7 1/2 ft. X 14 1/2 ft.) with new drywall painted white with new ceramic tile floor, new ceiling & wiring & overhead light, 2 GFCI (Ground Fault Circuit Interupter) for safety & lots of other new electric outlets, 13 new kitchen cabinets (& antique cabinets above sink), new countertops with ceramic tile around edges of wall as splash guard, small pocket window (slides up into wall to save space) above stainless steel double sink gives view of backyard (& water--see comment above about neighbor's trees!), new faucet with spray, new large window at end of kitchen, completely insulated, stove (both electric & gas hook-ups) & refrigerator NOT furnished.
Next to kitchen is bathroom (7 1/2 ft. X 6 ft.) with new drywall painted white, with floor-to-ceiling linen closet in corner, huge new vanity & medicine cabinet, GFCI for safety, new light bar with dimmer switch, new tub, new shower door with mirror, new shower head slides up & down for height adjustment, new ceramic tile for tub surround, new Pella window, new pocket door (slides into wall to save space), completely insulated, new ceiling, new wiring.
New steel & storm doors from kitchen open to outside deck (17 1/2 ft. X 12 1/2 ft.).
To left of living room new carpeted stairs go up enclosed stairway (you CAN'T manuever extremely large furniture up the steps) to 2 upstairs bedrooms (both have low ceilings due to roof that slants down). New carpet with expensive padding, beautiful wood-paneled walls, crown molding, new ceilings & wiring & lots of new electric outlets, large walk-in closet in each room with tap-on/tap-off lights. Huge cubby hole with light behind 1st bedroom (lots of storage space). 1st bedroom (wall that cubby hole is behind is 11 ft. wide, but room is only 8 ft. wide where stairs are, minus 3 1/2 ft. X 5 1/2 ft. closet, X 16 1/2 ft. long) has new banister & spindles at top of stairs but no wall. TANDEM bedrooms (with door between)--you have to walk through one bedroom to get to the other one. Cable hook-up in 2nd bedroom (9 1/2 ft. wide X 16 1/2 ft. long, minus 3 1/2 ft. X 6 ft. closet).
Quiet, friendly, safe neighborhood. 3/4 mile from fire station & deputy sheriff outpost. 1/4 mile from clock tower, which chimes on the 1/4 hour & plays beautiful carillon music several times a day, so you can enjoy that (& tell what time it is!) when you're outside!
I don't have a computer (I use the library's), so please phone me at 330-644-4074 (& leave a message on my answering machine if I'm not home) if you want me to email you photos of this beautiful home. Then if you're seriously interested, we can set up an appointment for me to show you this beautiful home! (I don't give out the address for "drive-bys" which would give thieves & vandals knowledge of where there's a vacant house!)
$40 non-refundable application fee per person, or $60 for married couple.
